A winter home maintenance  checklist

Man looking at home maintinace

The holidays are over, the decorations are packed away, and the New Year is officially here. January is the perfect time to hit reset — not just on your habits and goals, but on your home as well.

Winter in Oklahoma can be unpredictable. One day it’s 65 and sunny, the next we’re bracing for freezing temps, ice, or wind. That’s why a little seasonal maintenance now can go a long way in preventing surprise repairs and energy waste.

Here’s your winter home maintenance checklist to start 2026 strong — and protect your home from the top down.

1. Check your roof (even if it’s “fine”)

Winter weather can expose even minor roof issues. Ice, wind, and heavy debris can loosen shingles, damage flashing, or clog gutters — all without you noticing until a leak shows up.

 Look for:

  • Missing or cracked shingles
  • Tree limbs near or on the roof
  • Signs of water intrusion in your attic
  • Bald spots or granule buildup in gutters

Not sure what you’re looking at? We offer free inspections, and our roof maintenance plan provides ongoing peace of mind with comprehensive documentation and seasonal check-ins.

2. Clean out gutters and downspouts

Gutters do more than direct water — they help protect your roof, foundation, and landscaping. Leaves, dirt, and winter debris can create blockages that lead to ice dams or overflow during a thaw.

What to do:

  • Remove any visible clogs
  • Make sure downspouts are draining away from your home
  • Check for sagging or separated joints

3. Feel for drafts and seal them

Cold air sneaking in through windows and doors isn’t just uncomfortable — it’s expensive. Your HVAC system works harder, and your energy bills reflect it.

Check:

  • Weatherstripping around doors
  • Caulking around windows
  • Attic entry points (like pull-down stairs)

Even minor fixes can enhance comfort and efficiency throughout the entire winter.

4. Inspect attic insulation and ventilation

A well-insulated and properly ventilated attic protects your entire home — especially your roof. Without it, heat can rise, collect in your attic, and melt snow unevenly, leading to ice dams or moisture damage.

Look for:

  • Thin or missing insulation
  • Signs of moisture or mildew
  • Blocked soffit vents or ridge vents

If you’re not sure what’s up there, we’re happy to take a look as part of your roofing checkup.

5. Service your HVAC filter and system

Your furnace is working overtime this time of year. A dirty filter can reduce airflow, force your system to run inefficiently, and even shorten its lifespan.

To do:

  • Replace the filter (ideally every 1–3 months)
  • Schedule an annual HVAC tune-up if you haven’t already

6. Walk your exterior and look for trouble spots

The freeze/thaw cycle can be tough on paint, siding, brick, and concrete. Take a few minutes to walk around your home and catch early signs of wear before they turn into more costly issues.

Watch for:

  • Peeling paint or rotting wood trim
  • Cracks in siding or masonry
  • Erosion or standing water around your foundation

Pro tip: Keep a maintenance log

We always recommend keeping a simple notebook or digital folder with photos and notes about home maintenance. It can be a lifesaver when dealing with insurance, resale value, or future home improvement projects.

And if you’re a maintenance plan customer, we do this for you, documenting your roof condition year after year, so you’re always covered (literally and figuratively).

Start 2026 with less stress, more peace of mind

Whether you’re protecting your forever home or planning for a future sale, winter is a great time to get ahead. A few hours of maintenance now can prevent thousands of dollars in damage later, and that’s a great way to start the year.
